LEED Consulting
CAC builds green buildings via its consulting practice, which advises partner developers, building owners, and corporations on how to make their new projects or existing buildings 'go green' and obtain LEED certification.
Through these practice areas, CAC strives to meet the need for high performance green buildings which has been driven by both macroeconomic forces and by occupants, investors, and owners. As the population continues to increase and concentrate in urban centers, we face a rising need for affordable housing close to work and mass transit, in safe, vibrant neighborhoods. Businesses also need efficient, productive spaces that provide a healthy, comfortable, and engaging environment for their employees and customers. Additionally, institutional and individual investors and owners are in increasing need of investments and projects that not only meet their bottom line investment philosophy but also outperform other investments.
To date, most approaches to real estate development have not met these needs and too often are inefficient and ineffective due to a single-minded focus on short-term financial results. As a result, a large portion of the built environment costs more than it should to operate, negatively affects the overall health of its occupants and productivity, damages the environment, and is in general poorly planned and uninspiring.

Contextual Development
CAC fulfills these needs through a development process we call Contextual Development. Using a holistic approach of how a real estate development integrates all resources from cradle to grave helps deliver inspiring places that respect and engage people and the environment. The three core principles of contextual development are Context, Sustainability, and Story:
Building on the experience of each CAC project will produce and pioneer a strong set of best practices, innovative methodologies, technologies, and superior developments that will define and differentiate the company.
LEED is an internationally recognized green building certification system- providing third party verification that a building or community was designed and is built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.
- Context surveys the past, present, and future of the planned project site and neighborhood and earnestly relates it to the people, places, and environment it would affect.
- Sustainability takes our leadership position in the green building industry to bring the environmental aspects of the project to the most logical form, resulting in a maximum environmental and health benefit with a measured additional investment.
- Story emerges from the nexus of context and sustainability to give meaning to the project's form, function, and image, clearly differentiating it in the marketplace and giving it a distinct marketing edge.

Developed by the U.S. Green Building Council (USGBC), LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.
LEED is flexible enough to apply to all building types - commercial as well as residential. It works throughout the building life cycle - design and construction, operations and maintenance, tenant fitout, and significant retrofit. And LEED for Neighborhood Development extends the benefits of LEED beyond the building footprint into the neighborhood it serves.
